Edgemont Project Overview

Forza Commercial Real Estate, a company focused on improving lives through quality, affordable housing, recently acquired this 93-unit multi-family property in Dayton’s Edgemont neighborhood with a vision of restoring it into a place future residents can proudly call home.

After sitting vacant for years, the property had fallen into severe disrepair and was ultimately declared a public nuisance by the City of Dayton. Since acquiring the site in May 2026, Forza has begun a full-property renovation designed to breathe new life into both the community and the surrounding neighborhood.

Renovations Throughout the Property will Include:

Site cleanup and stabilization
Major interior apartment renovations
Exterior repairs and improvements
Window and structural repairs
Landscaping and curb appeal enhancements

This project represents a significant investment in Edgemont and the people who care deeply about the neighborhood’s future. Forza looks forward to working alongside residents, neighborhood organizations, and city leaders throughout the redevelopment process.

Edgemont Property Project Timeline

Renovations will take place in seven phases, allowing apartments to become available in stages as work progresses throughout the community.

We’re excited to share that the first renovated units are expected to be move-in ready in September, with the full project anticipated to be completed by March 2027. The updated community will feature a mix of town homes and single-unit apartments, with modern finishes, updated appliances, and durable, high-quality materials designed for comfortable everyday living.

As each phase is completed, this long-vacant property will continue transforming into a revitalized community that residents can be proud to call home.
